Las Vegas Homes For Sale - It's Over! As winter now comes to an end, the real estate market is not forecast to spring to life anytime soon. The amount of Las Vegas homes for sale has nearly tripled from this time last year. Inventory will likely continue to grow now as interest rates climb past 7% for most borrowers. For many buyers, it's over for them regarding the purchasing of a house simply because of a lack of affordability. Having this many Las Vegas homes for sale is good and bad. It's good for buyers to have more options but also bad because high interest rates are taking many buyers out of the market. Ultimately, home prices will decline as mortgage rates continue to rise. I think most all of the Las Vegas homes for sale will see further price reductions from the already 11% decline we've seen from the peak prices of last spring. Home builders and sellers are now realizing it's over in terms of buyers paying the peak prices of last year in today's market. As a buyer, I would not buy any of the Las Vegas homes for sale anytime soon. As interest rates and mortgage rates continue to soar, price will likely fall, albeit slowly over the course of 2023. Homes For Sale In Las Vegas - It Gets Worse... The first quarter of 2023 has been off to a slow start for real estate. There are now over 5,000 homes for sale in Las Vegas. It gets worse if you are a buyer because mortgage rates continue to soar to new record levels. Having this many homes for sale in Las Vegas as interest rates climb is a lose, lose scenario. Even though Las Vegas home prices are down about 12% from last year's peak, affordability is worse than ever. The peak median home price hit $482,000 last May. The average median home price in Las Vegas now stands at $420,000. However, interest rates have double since last year which means it gets worse for buyers and sellers are losing equity each month. The amount of homes for sale in Las Vegas allows buyers to have more options but affordability remains the big concern. High interest rates are continuing to take buyers out of the market which will ultimately bring down home prices. I think the homes for sale in Las Vegas will see further price reductions as the Fed continues to raise rates in an attempt to curb inflation. Home sellers and builders will ultimately be forced to capitulate on prices as mortgage rates increase this year. Homes For Sale In Las Vegas - Terrifying News! The first two months of 2023 have concluded and all indications point to a declining real estate market this year. There are now thousands of homes for sale in Las Vegas compared to this time last year. The most terrifying news of all is that mortgage rates have skyrocketed while home prices remain near record highs. The homes for sale in Las Vegas have now dropped approximately 12% from the peak prices of last spring. Sellers are still refusing to lower home prices and homes are now sitting on the market for longer periods of time. Home builders are especially struggling with a large supply of standing inventory which is increasing each month. Nearly all of the homes for sale in Las Vegas have been reduced from their original list price or willing to reduce price or offer seller concessions. This is terrifying news to sellers when interest rates continue to go up as the buyer pool will continue to decline. At some point, something has to give and it certainly won't be lower mortgage rates. It will be home prices receding as we go through this year. The amount of homes for sale in Las Vegas continues to increase as sellers and home builders struggle to find buyers at their desired prices. If you are thinking of buying one of the many homes for sale in Las Vegas, be patient and wait for prices to decline as we go through 2023. Patience is the name of the game right now. US home prices have fallen for 7 consecutive months and have dropped to the lowest levels since January 2022. Also, based on my analysis of data from the National Association of Realtors (NAR), the median sold price in the US has declined by 13.2% since June (June ‘22 - Jan ‘23). For comparison, the average change in home sold prices for that same time period (June through Jan) going back to the year 2010 was an average decline of only 8.3%. Also, per the National Association of Realtors (NAR), existing home sales (on a seasonally adjusted annualized rate) fell 37% on a year over year basis in January 2023. January’s annualized rate of home sales of 4.0M is the lowest reading since October 2010 (and even lower than the onset of the pandemic when there were 4.07M sales). Enjoy! But there’s a simple answer to why this is occurring, and it could be the key to uncovering when home prices are set to rise or fall in the near future. The owners of a Toronto home, who were out of town on a business trip, discovered that someone had impersonated them and sold their property without their consent, police allege. Investigators said in January 2022, two people allegedly pretended to be the homeowners and hired a real estate agent. Police told Global News the property was located in Etobicoke, Ont. Police have released a photo of a man and a woman wanted on fraud charges after allegedly using fake identification to impersonate the real homeowners. Global's Kayla McLean has the details. They also believe that mortgage rates will begin to decline, and likely settle around 5.7% by the end of the year…leading to a more normal housing market. Realtor.com believes hat home prices will actually INCREASE by 5.4% throughout these next 12 months, driven by low inventory, but, they also say that buyers “will have more time to make a decision and more options.” However…they haven’t always been the most accurate, with last year’s forecast being off by more than 7%. Zillow uses a slightly different forecast, and believes price declines will be moderate across the country, vacation destinations will likely take the biggest hit…and, most experts believe that 2023 will be the year where conditions begin to favor the buyer. And finally - CoreLogic, forecasts that housing prices will continue rising by another 4.1% through October of 2023. Although, in fairness…they also adjust their numbers on an almost monthly basis, so, I’d take their predictions with a grain of salt. In terms of overall housing values…the general consensus seems to be that: appreciation is local, and even though coastal markets are likely to see a 5-15% drop…some segments, like the luxury market, could take the biggest hit - with sales falling at the fastest pace since 2012. Personally, though, as a landlord and real estate investor myself, I see 2023 as being a year where, we’re finally going to see the delayed affects from a slowing economy. In terms of rents, I believe that - higher interest rates, weaker consumer spending, and continued layoffs are going to put a lot of pressure on landlords to either hang on to their current tenants, or second guess their planned rent increases…because, there’s probably going to be a lot more rental inventory coming available soon. As far as home VALUES are concerned…I’ve said this before, but - home prices take a LONG TIME to adjust. When payments increase, only NEW home buyers are directly affected…everyone else, who’s already locked in, probably isn’t going to sell unless they absolutely have to…and, it’ll take at least 12-18 months to fully reflect a market value that buyers are willing to pay. Homes For Sale In Las Vegas - Don't Buy Now! After two years of skyrocketing home prices and limited inventory, there now seems to be an endless supply of homes for sale in Las Vegas. If you're looking to buy a Las Vegas home, my suggestion is don't buy now. Interest rates are still high and many people are looking at the homes for sale in Las Vegas as still being too high. I do believe prices will further recede as interest rates could possibly go higher in 2023. This is good news for buyers, especially if you don't buy now and wait it out through most of this year. There is also a large increase of new construction homes for sale in Las Vegas and homebuilders are offering better deals each month. Las Vegas home prices have declined each month since May of 2022. The tide has definitely turned and home buyers are now in the driver seat. If you don't buy now and are patient, I believe the amount of homes for sale in Las Vegas will only increase and thus home prices will continue to decline. Houses For Sale In Las Vegas - This Is Bad... The new year is off to a rocky start for real estate. There are now thousands of houses for sale in Las Vegas compared to last year. This is bad for home builders and sellers but good news for home buyers. As the houses for sale in Las Vegas pile up, home builders and sellers are now drastically reducing prices. Last May, the median home price peaked to $482,000. Several months later, we are currently at a median price of $425,000. Although this is approximately a 10% overall price correction, I do see more price reductions happening this year. The amount of houses for sale in Las Vegas now on the market is quite surprising and likely to increase as high interest rates haven taken many buyers out of the market. This is good news if you are a potential buyer but this is bad news for the selling side. Home builders are especially struggling with a large supply of standing inventory which is likely to increase this year. Nearly all of the houses for sale in Las Vegas have been reduced or willing to reduce price and or offer seller concessions. The tide has turned and buyers are now in the driver seat. There will likely be even better deals for buyers as we head into the first quarter and half of this new year.
